L1 Property Management provides renting and leasing services for its investors of both residential and commercial properties.  From single unit apartments to multiple unit buildings and or hotels, L1 will minimize your vacancy levels through active marketing of your property though its network of different athletic associations such as the NFL and the NBA. We also use more conventional means such as local property management co-brokering ventures.  We are experienced in presenting your property attractively to the public to keep your vacancy levels low, and your rents at market levels.

L1 will find qualified tenants for your residential and commercial properties and handle all aspects of move-in and move-out procedures and or check-in and check out procedures.  

Monthly Collections & Deposits

L1 handles the collections of rents and follows-up with delinquent
payments.  L1 places these monies into a trust account for the property owner on a monthly or quarterly.

Bill Paying Service

L1 Property Management handles all bills related to your property.  
These bills include utilities, mortgage payments, HOA dues, insurance, legal fees, or any bills related to the property.  

Accounting & Monthly Financial Statements

Every month property owners are given financial statements for their
review.  These statements include the balance sheet, profit & loss
statement, general ledger, and rent roll.  Property owners find these
statements a convenient way to keep current on the activity of their rental properties.  Property owners can customize this service if more extensive reports are needed.  

Property Maintenance & Repairs

All properties require maintenance from time to time, especially with tenant turnover.  L1 has relationships with contractors throughout San Francisco and the Bay Area.  We have reliable and trustworthy contractors ready to work on your property at reasonable rates.  Experienced painters, plumbers, electricians, general handy men, and general contractors are available to work for you through L1’s network of contractors.  This network insures that the property owner is given a fair and reasonable price for any work rendered.

24 Hour Emergency Service

L1 Property Management is available to you and your tenants 24 hours a day.  Any problems or questions are best dealt with when the property manager is notified about them right away.  This way, issues can be dealt with swiftly and the investment property is maintained correctly.
